How can a former brownfield site reconnect with the surrounding community?
Reimagining an early 19th century brownfield site as a multi-modal live-work-play environment
A former industrial site might have continued to serve as a barrier to surrounding neighborhoods. Instead, through creative planning and urban design, the redevelopment plan reconnected the site across railroads, a river, and busy arterial roadway barriers that had been in place for over a century.
As the largest TOD redevelopment in Denver, the Vision Plan sets the foundation for the revitalization of the historic Gates Rubber industrial site, and forges connections between existing neighborhoods, the Platte River, and existing transit facilities. Dig Studio worked with an extended team on a circulation and infrastructure plan to address these challenges and transform the site into a highly connected urban neighborhood and led the design of phase one development.
Development is organized around linear site components including an existing main line rail corridor, the South Platte River corridor and greenway, an existing RTD transit station, a highly utilized highway corridor, and north/south arterials on both east and west sides of the site. This arrangement of natural and physical features drives a strong linear master plan and highlights the need for improved east to west connectivity. Two elevated landscaped bridges over the rail corridor and a vehicular, pedestrian and bike bridge over the South Platte River weave together the urban fabric and provide access to public amenities. The Master Plan highlights a strong contrast between a very naturalistic and recreation-heavy west side organized around and inspired by the Platte River, and a vibrant and urban east half of the site inspired by the site’s industrial history and organized around a central curbless woonerf.
