How can a medical campus become a thriving mixed-use neighborhood?
Restoring the pre-war pattern of tree-lined sidewalks and streets, and neighborhood parks
A former medical campus might have become an oasis of monolithic development. Instead, within walking and biking distance of central Denver’s highest value residential neighborhoods, the campus was transformed into a walkable, mixed-use community scaled appropriately to surrounding neighborhoods.
Working with architect Shears Adkins Rockmore and developers Continuum Partners and CIM, Dig Studio transformed this 26-acre campus into a new, vibrant mixed-use community the knits into the scale and grid of the surrounding community, with streets scaled for walkability and comfort. The project encompasses twelve city blocks and features an iconic retail street with distinctive planters and special paving.
Dig Studio led the streetscape master plan and site design, design including parks, plazas, streetscapes, and green infrastructure, along with design of public amenity areas at the Theo and Milo multifamily developments. The design allowed for the integration of outdoor cafe areas to blend into public realm spaces, creating an activated indoor-outdoor retail environment. A key aspect of the project is a community park that serves as a social hub for the community, providing adjacent restaurants and mixed-use and supporting surrounding residents with a vibrant community gathering space.
