Florence Framework Plan
How can a floodplain reduction inspire a new mixed-use district?
A district master plan capitalizes on open space adjacencies and drainageways to shape a new mixed-use district
The Town of Florence initiated a Conditional Letter of Map Revision (CLOMR) to reduce the floodplain area along Gila River north of downtown, clearing the opportunity for development of the Florence North End Area.
The North End Framework Plan was initiated to transform the area into a vibrant, family-centered community providing a wide range of housing, employment, recreation, and open space amenities with grand views of Gila River.
The plan illustrates a balanced mix of uses to preserve the traditional southwest town character for residents, employees and visitors. The anticipated development program includes single and multi-family residential, office, retail, and hospitality. The mix of uses, together with an extensive public realm network and prime location at the riverfront, reinforces the area as a desirable place to live, work, and invest.
